Help with your new home snagging inspections
Lively professional services are an independent & privately run company specialising in providing a professional snagging service to new build home buyers. We are not in any way associated with any developer, house builder or warranty provider, which means we are entirely independent to provide a service solely for you the new home owner. Our aim is to identify the defects within your newly built home.
Why use a Professional Snagging Company?
- New homes are constructed in all weathers, increasing the potential for mistakes
- Builders use a range of subcontractors during construction, meaning people at different levels will be working on your new home
- Using a snagging company can eliminate stress
- Snagging companies can save you time and effort of having to find defects yourself
- Detailed reports are produced of any defects which can easily be handed to your builder
What we check when we visit your home
During our visual inspection of your new home, it is our aim to identify and itemise any defects both internally and externally including any garden areas, drives and garage if applicable. The areas that we cannot inspect will be detailed in the report. Following our visual inspection, a detailed defects report will be produced and sent to you. Our inspector will report upon the main aspects of the property to an accepted benchmark quality standard, normally the NHBC standard both internally and externally.
What we do not check
- Central Heating Systems
- Electrical and Fire Systems
- Plumbing installations
- Drainage Systems
- Telecoms and Broadband
- TV Systems
- Home Automation Systems.
When should we be called in?
If the builder will allow access prior to you legally completing your property then this is the ideal time to call us in. However some builders will not allow this so once you have legally completed your property and received your keys is the time to call us in to inspect your property.
What Areas do we cover?
- Greater Manchester
This can then be handed to your builder to rectify, usually within 14 days, however this may differ depending on their defects warranty period/ procedures.
