This is the top end of the luxury market which is reserved for the wealthy individuals who can afford it.

However, this is not to say that luxury new builds are not exclusive to the above, in some areas of the country a luxury home could be a semi-detached property with a garden.

Most developers will have an exclusive collection of houses that offer spacious design a bespoke specification, and an elevated level of modern living with prices ranging from £600.00 to one or several millions of pounds.

So, what differentiates the high-end luxury new built home from one constructed by new-build developers.

In the first instance as a customer, you are buying one of the developer’s spec houses, yes you will have the opportunity to choose upgraded fixtures such as kitchens, wall tiles etc, but it will be a typical house design from their exclusive portfolio and will with all probability be on the development of more than one house.

With the luxury high-end new build, you are getting an exclusively designed house to your specification, design, and desires, which obviously comes with a huge cost and no neighbours.

Another differentiating factor is the materials and sub-contractors being used by the developer who will use standard materials and sub-contractors to construct your house.

The high-end luxury developer will have sourced the best materials, subcontractors and specialist bespoke furniture manufacturers and will have a process in place where the client is involved from concept to completion.

This brings us back to the question are luxury new built homes any different, the answer is yes if you are paying millions for a bespoke home that has been designed, crafted, and constructed to your own specification.

What you can expect from a developer’s exclusive collection is a house with a spacious design, slightly higher specifications from the rest of their house portfolio, however, the same materials and sub-contractors will be used to construct it.

Ultimately it all comes down to cost location and what your expectations of a luxury new built home are.
